LICENSED & INSURED CLASS A DESIGN-BUILD CONTRACTOR
Lakewood Custom Builders designs and builds custom homes across Hanover County, from wooded lots outside Montpelier and Beaverdam to established neighborhoods in Ashland and Mechanicsville. We're an Ashland-based design-build team, so the same people who help you plan the house are the ones who build it. No handoffs, no guessing who to call.

Every custom home starts with the land. Before we talk floor plans, we walk your lot, look at access, slope, drainage, utilities, and setbacks, and confirm what Hanover County or the Town of Ashland will require. If you don't have land yet, we're happy to look at a parcel with you before you buy it.
Most people who come to us have outgrown the idea of settling for a spec house.
YOUR LAYOUT
Rooms sized and arranged for how your household actually lives, not how a plan book assumes you do.
ROOM TO GROW
Space for a growing family, a future in-law suite, or a workshop you've always wanted.
AGING IN PLACE
Main-level living, wider doorways, and a layout that still works decades from now.
YOUR LAND
A home sited to take advantage of the views, sun, and privacy your property already has.
BUILT TO LAST
Materials and craftsmanship chosen for the long haul, not the lowest bid.
ENERGY EFFICIENCY
Insulation, windows, and systems planned from day one to keep monthly costs down.

Building a home from the ground up involves permits, inspections, utility connections, and a long list of decisions. You don't have to manage all of that on your own. We coordinate it for you.

IN-TOWN ASHLAND INFILL
Smaller lots near downtown call for a home that fits the street and makes smart use of every square foot.
MECHANICSVILLE NEIGHBORHOODS
Newer subdivisions often come with HOA design standards, which we review before plans are finalized.
RURAL HANOVER ACREAGE
Larger parcels around Montpelier and Rockville may need a long driveway, tree clearing, and careful home placement.
WELL & SEPTIC SITES
Many rural lots need a well and septic system designed and approved before the home itself can be permitted.

INITIAL CONSULTATION
Your goals, budget, timeline, and must-haves for the new home.
LOT & SITE EVALUATION
We assess your land, including access, utilities, soil, and local requirements, before design begins.
DESIGN & PLANNING
Floor plans, selections, and a detailed budget built together, before anything breaks ground.
CONSTRUCTION
Every phase managed directly, with regular updates and site visits along the way.
FINAL WALKTHROUGH
A final walkthrough, punch list, and the keys to a home built around you.
Do I need to own land before I contact you?
No. Many clients reach out while they're still shopping for a lot. We can help you evaluate a parcel's buildability before you commit to it.
How long does it take to build a custom home?
Timelines depend on size, complexity, site work, and permitting. You'll get a schedule during planning that reflects your specific lot, and we keep you posted as construction moves along.
How much does a custom home cost in Hanover County?
Cost depends on square footage, design, site conditions, and finish selections. Your pre-construction budget spells out where every dollar is going.
Can I bring my own house plans?
Yes. We can build from plans you already have, adjust them to fit your lot, or design a home from scratch with you.
Can you build a home with a separate in-law suite?
Absolutely. We can design an attached suite into the new home or plan a detached unit on the same property.
Do you build outside Hanover County?
We do. Ashland and Hanover County are home base, but we take on projects in neighboring counties too. Tell us where your land is, and we'll take it from there.
